General

  1. All products and work will be according to the Israeli Standard, when such exists.
  2. In all the places where it is so written (or the equivalent), the choice is to be taken by the contractor.
  3. The choice of final varieties will be the architect’s, and according to the specification.

Surface development

a1.      Tiling and covering
a1.1.   The entranceways will be paved with natural stone. The stone will be lightly chiseled. The stone
arrangement will be according to the architectural plan.
a1.2.   All the stairs in the shared passageways will be made from Ackerstein prefabricated concrete or
an equivalent.
a1.3.   The fences will be overlaid with natural stone veneer, with a medium processing and covered
with a 50 millimeters thick, lightly refined natural stone.
a1.4.   All stone tiling will be laid on a concrete platform, which include a net of reinforced and
galvanized steel.
a1.5.   The minimal width of the stone tiling will be 40 millimeters.

 a2.      Lighting
a2.1.   Inlaid lighting with covering for the screws will be placed in the wall, next to each external
staircase.
a2.2.   Above the building entrances a standard illuminated sign will be installed, indicating the
building’s address.

a3.      Gardening
a3.1.   All the areas designated for gardening, according to the area development plan will be filled with
garden soil from an approved brand, to a minimal depth of 40 centimeters (including above the
roof of the parking lot).
a3.2.   Gardening jobs will be executed according to the gardening and planting plan, devised by the
architect. The trees that will be planted will be adult trees.
a3.3.   In all the gardening areas an infrastructure for a watering system will be installed. It will include              sprinklers and pipettes. The system will be monitored through a computer.

a4.      Handrails
a4.1.   The handrails in the stairway will be made of galvanized iron and painted with three layers of
paint for metal, according to the architect’s choice.
a4.2.   The handrails in the balconies will be made of galvanized iron and painted with three layers of
paint for metal, according to the architect’s choice.
a4.3.   Glass handrails will be made of double layered, tempered glass, according to the standard.

Parking, Lobby, Stairways and Elevators

b.1.   Entrance
b.1.1.  Tiling: dismantling the existing floor. Installing Terrazzo tiling or granite porcelain friction
resistant tiles, made by Negev Ceramics or equivalent, according to the architect’s choice, up
to the cost of 60 shekels per square meter.
b.1.2.  Covering of the walls in the lobby up to the height of 1.05 meters with marble or granite
porcelain made by Negev Ceramics or equivalent, up to the cost of 60 shekels per square
meter.
b.1.3.  The door to the building will be one of the aluminum profiles of Klil company, of the 2200
model, combined with glass or equivalent, with 6 millimeters’ glazing and an electric security
lock.
b.1.4.  Lighting: An automated lighting system to illuminate the entrance from PL type lighting
fixtures, combined with decorative lighting at the entrance to the elevator.
b.1.5.  At the center of the vitrine, two sided mail boxes will be installed.
b.1.6.  Sealing existing cracks to prevent moisture.

b.2.   Stairways
b.2.1.  General renewal of the stairways, according to the architect’s specification.
b.2.2.  Connecting the existing stairways to the elevator and the new landings.
b.2.3.  Painting the stairway with Super – Krill by Tambour or equivalent.
b.2.4.  Lighting: replacing of all shutters and lighting fixtures. PL type lighting will be used.

b.3.   Elevators
b.3.1.  A standard elevator that can contain 4-6 passengers, with stainless covering.
b.3.2.  An elevator control mechanism with a Shabbat module.
b.3.3.  A photo-electric eye for the safety of the passengers.
b.3.4.  Round stainless handrail.
b.3.5.  Firefighter’s Key.
b.3.6.  Ceramic tiling, according to the architect’s choice.

b.4.   Parking
b.4.1.  Above-ground parking lot to be planned by the traffic counselor.

The Expansion of Apartments

c.1.   The Skeleton Frame
c.1.1.   All of the concrete for the various castings will be from an approved factory and the contractor
will not cast a thing from concrete made at the site.
c.1.2.  Casting the foundation, walls, floors, pillars and ceilings will be conducted with a pump only.
c.1.3.  Casting the walls will be done with new plywood.
c.1.4.  The contractor will smooth over all the ceilings \ floors after the casting, to the supervisor’s
satisfaction.
c.1.5.  All the iron needed for the construction will come from a certified warehouse, according to the
standards.
c.1.6.  Casting all the pillars in each of the floors will be done a floor at a time.
c.1.7.  Before each casting of concrete, the contractor will receive the proper permits, as follows: a
permit from the grounds counselor, a permit from the engineer for the casting of ceilings and
floors and a permit from the supervisor in all other castings, including pillars and concrete
bindings.
c.1.8.  The contractor will provide all of the accessories for the protected space, produced by Rav
Bariach and\or Palrad, including the protected space’s doors, windows, ventilation ducts – all
according to the plans and standards that were approved by Home Front Command.

c.2.   Sealing and Isolation
c.2.1.  When the stone surfacing is planned to be set by hooks (dry method), the wall must be sealed
with a pasty, bituminous substance polymerized, used when cold, such as Mastigum spray or
the equivalent.
c.2.2.  Isolation by spraying foam polyurethane in two layers over the sealing layer.
c.2.3.  Parking sealing – see 6.3.4.
c.2.4.  Sealing the (new) roof: bituminous sheets, 5 millimeters, according to standard No. 1430/3.
c.2.5.  Sealing and isolating all the spread seams in the building walls will be according to the
engineer’s demands.

c.3.   Finishing touches for the area outside the building
c.3.1.  The renewal of the shared house front, including all the external walls as per the architectural
program. The work will include dealing with damaged concrete and the removal of loose parts,
in case any exist. The fronts of the expansion will be covered with natural stone, according to
the architect’s choice, and it will be refined according to the stone type.
c.3.2.  All windowsills will be made from finely chiseled stone.
c.3.3.  Additional stone items will be as specified according the detailed stones plan, provided by the
architect.
c.3.4.  Covering the gaps in the stones shall be done according to architectural specification.
c.3.5.  Electricity: cables and boxes for light spots will be located in the center of the ceiling of each of
the spaces, including the balconies, according to the lighting and electricity plan.
c.3.6.  The fronts of the gable will be covered by a matching type of stone, according to architectural
plan.

c.4.   Infrastructure
c.4.1.  Electricity: cables and boxes for light spots will be located in the center of the ceiling of each of              the spaces, including the balconies, according to the lighting and electricity plan.
c.4.2.  Renewing the main lighting and electricity systems in the buildings will be done completely
under the instructions of the electricity counselor and the better judgment of the architect and
the electricity counselor, as he or she is needed.
c.4.3.  Water: replacing all of the shared plumbing from the city line to that of the building will be done              completely under the instruction of the plumbing counselor.
c.4.4.  Sewage: replacing / renovating the entire shared system, from the building until the connection            to the city line – all according to the guidance of the plumbing counselor and the judgment of
the architect alone.
c.4.5.  Hot water: installing / replacing solar receptors for water heating and an electric boiler with the
volume of 150 liters on the new roof, if need arises.
c.4.6.  Replacing a garbage facility according to Jerusalem city hall.
c.4.7.  Installing / replacing a central gas unit for the use of the existing apartments is only through the
approval of the counselors and the gas company.
c.4.8.  Installing a new rain drainage system for the building front.

c.5.   Finishing touches on the inside
c.5.1.  Color: a white color will be applied to the new walls, according to a specification of Tambour or
an equivalent.
c.5.2.  Windows: Klil’s model number 4500, made from aluminum (painted) with 4 millimeters of
isolation glass.
c.5.3.  The door leading to the new balcony will be an aluminum Klil 7500 model (180/240) or
equivalent, according to the architect’s choice.
c.5.4.  Tiling: completing the Terrazzo tiling or Negev Ceramics granite porcelain no. 33 or equivalent.
There’s also the option of acquittal, when buying different tiles in the sizes of 45×45 and 50×50
of the same company.
c.5.5.  Proper drainage will be installed for the balconies. Free pouring will not be allowed.

Miscellaneous

d.1.   Shelters
d.1.1.  Painting the shelters’ walls, installing new lighting and a thorough cleaning will be done.

d.2.   A system to reinforcing the structure
d.2.1.  Reinforcing the structure against earthquakes, according to the construction permit that will be
published by the Jerusalem city hall, and according to plans that will be prepared by the
building engineer, under his instruction and supervision and according to standard 2413.

d.2.2.  The external reinforcement system will be made from materials that match those of the building
front and will be taken under account in the new and combined planning of the building
outlook.
